Edgewood at Everlands is a community-based in Palm Bay, Florida. The HOA also owns and manages the common areas, such as entry gates and green spaces, through a Board of Directors.

HOA BOARD MEETING HIGHLIGHTS
Here's a summary of the Edgewood at Everlands HOA Board Meeting held on Wednesday, March 18, 2026:
PRESIDENT’S REPORT – Michael Norrie
Financial Audit Planned
In the coming weeks, the Edgewood at Everlands HOA Board will be conducting a financial audit using an outside auditing firm. Engaging an outside auditor aligns with best practices in financial governance and demonstrates due diligence and a commitment to maintaining high standards in financial accountability, which is crucial for the Association’s credibility. An external audit can identify potential financial risks and areas for improvement. This proactive approach enables the board to address any discrepancies early (not that we anticipate there are any) and it can also serve to strengthen financial strategies moving forward. It would also serve to minimize the risk of legal issues that could arise from financial mismanagement or oversight. A financial audit is something that was factored into this year’s budget. This Board feels that engaging an outside firm for a financial audit is a crucial step in upholding transparency, compliance, and trust within the Edgewood community.
TREASURER’S REPORT – Lisa DeMino
Financial Summaries for January and February
Below is a summary of the Homeowner Association’s operating performance and financial position for the months of January and February:
January 2026 Financial Summary
The Association operated at a deficit for the month of January. This is typical at the beginning of the fiscal year, when several larger annual expenses are often paid early, including renewal of the Association’s insurance package.
Key expense categories contributing to the January variance included:
February 2026 Financial Summary
The Association posted a small surplus in February, bringing operations back in line after January’s deficit.
FAMILIES WITH CHILDREN COMMITTEE REPORT
The Families with Children Committee is pleased to report that the recent “Movie Night” was a great success, with strong community turnout and positive feedback from families. It was a simple, low-cost event that helped bring neighbors together and created a fun, welcoming atmosphere.
Looking ahead, the FCC is actively preparing for the upcoming “Third Annual Edgewood at Everlands Easter Egg Hunt” on Easter Sunday, April 5th, and is also in the early stages of planning additional events, including a “Community Game Night” and an “End-of-School Summer Bash.” We’re excited to continue building engagement and providing family-friendly opportunities for residents to connect.
POST-FREEZE TREE AND PLANT REMOVAL/REPLACEMENT AT THE FRONT ENTRANCE AND POOL CABANA
The HOA Board unanimously approved a motion authorizing the expenditure of $12,025.50 for Byrd’s Lawn and Landscape to commence work on the post-freeze tree and plant removal at the front entrance and pool cabana.
President Michael Norrie said the Board has been working with our landscaping vendor on identifying which trees and plants in the common areas of our community are likely to make it and those that appear to have succumbed to the recent historic freeze we had. Michael said, “We have decided as a Board to take this landscaping removal and replacement in phases, starting with the front entrance and the pool cabana, which really are the face of our Edgewood community.”
The Board asked Sam Byrd of Byrd’s Lawn and Landscape to provide a bid to remove the dead plants at the entrance to the community and in front of the pool cabana and replace them with the same or similar plants installed by Lennar.
At the front entrance, the plants and trees to be installed include: 29 red tea plants, 176 green island ficus, 89 dwarf red ixoras, 22 variegated arboricola scheffleras, and 26 green island ficus on the royal palm islands.
Landscaping in front of the pool house includes the installation of:
5 gold-dust crotons, 5 mammy crotons, 25 gold mounds, and 2 red tea plants.
All the plants are all 3-gallon size at a bulk discounted rate.
Lastly, at the front of the pool house, Byrd’s will be installing 2 large field grown triple Christmas palms, roughly 8 to 9 feet tall, to replace the Christmas palms that have died.
The $12,020.50 price tag includes removal of all dead plants from the entrance and pool house and hauling them away, and the rental of an excavator to dig out the dead Christmas palms.
This landscaping expenditure is exempt from the policy the HOA Board approved at its March 3rd meeting requiring a vote of the community since this is not a capital improvement.
Work on landscaping at the front entrance and pool cabana is scheduled for April 6th, 7th, and 8th.
The final two phases of the post-freeze tree and plant replacement, including the street trees and trees and plants along the perimeter of the property, will be addressed in late April and May.
OTHER COMMUNITY NEWS . . .
PLANNING POST-FREEZE LANDSCAPING CHANGES TO YOUR PROPERTY?
Remember: All exterior modifications to a home/property MUST first be approved by the Architectural Control Committee (ACC) before work can begin. This includes homeowner landscaping alterations, whether performed by Byrd’s Lawn and Landscaping, another landscaping vendor, or by the homeowner. Applications for landscaping or architectural alterations may be submitted through the homeowner portal in the Concierge section under Architectural Requests. If you have questions or need assistance, reach out to Elite’s ARC Department at Arcfl@eliteusa.net.
THIRD ANNUAL EDGEWOOD EASTER EGG HUNT AND EGG DECORATING EVENT
It’s almost that time again! As we’ve done each year, Edgewood families are invited to hide Easter eggs on your lawns and enjoy hunting at your leisure starting at 9:00 AM on Easter Sunday, April 5th. We are excited to continue our tradition as a community and celebrate together!
Kids, rumor has it that the Easter Bunny will be hiding 3 special golden eggs somewhere in the community… and he even plans to make a rare in-person appearance that day!
After the egg hunt, please join us at the pool cabana at 10:00 AM, where the Families with Children Committee will host our Children’s Easter Egg Decorating Craft Event. Come get creative, connect with neighbors, and continue the fun!
Light refreshments will be provided. We look forward to celebrating with our wonderful Edgewood families!
TAKING CARE OF OUR POOL UMBRELLAS
We recently purchased new umbrellas for Edgewood pool-goers. Kindly close and tie the pool umbrellas when you leave the pool area. Open umbrellas can become projectiles during windy weather. They also run the risk of being damaged. Recently, open umbrellas have blown into the pool and have even blown outside of the pool area into other people’s yards and the common areas. Let’s do our part to ensure that we can all enjoy the umbrellas when relaxing at the pool.
