Edgewood at Everlands is a community-based in Palm Bay, Florida. As a Florida non-profit corporation, the Edgewood at Everlands Homeowners Association, Inc. controls the neighborhood by enforcing the Declaration of Covenants attached to every house deed. The HOA also owns and manages the common areas, such as entry gates and green spaces, through a Board of Directors.

A MESSAGE FROM BYRD'S LAWN AND LANDSCAPE IRRIGATION TEAM
Dear Edgewood Community,
When we first started last month as the new irrigation team working with Edgewood at Everlands, there was overwatering occurring throughout the community. After our first visit, we turned the clock off, but it seemed the clock was still running. A homeowner mentioned that the system still ran and the concrete appeared to be wet. So, we turned off the breaker that powered the controller. Once we turned the breaker back on, there were electrical issues identified. All three pumps servicing the community were working, but we were not getting water in the field. Multiple errors were flashing on the controller. Unfortunately, to locate the error, we have to manually track and locate each valve to check for connection problems.
After tracking over several days, we found multiple bad connections. These ranged from bad decoders, bad solenoids, cuts in the wires, and/or bad connections. We also found that many wire nuts are not in gel caps as they should be. In fact, more are NOT than are. This is something we will be correcting on subsequent visits.
During this tracking process, we noticed that one of the pumps, which waters zones 26-70, was making an unusual sound. Once we finished replacing solenoids and decoders, we noticed the pump was showing an error code. The pump would kick on for about 30 seconds then shut off. It showed an overload code. We opened it up to test: the power going into the F800 model cooling regulator read the correct 240, but the power going into the pump read 270, which caused the wire connections to melt.
As a temporary fix, we bypassed pump 2 and doubled its load with pump 1.
The good news is all zones are now currently working, but only with two pumps. We will figure out the next step to getting the third pump back up and running. It appears the pump is okay, but we will keep your HOA Board and the community posted on the progress of the irrigation system.

IMPORTANT UPDATE ABOUT RECENT FREEZE DAMAGE TO YOUR LAWN AND LANDSCAPE
The recent hard freeze we experienced brought temperatures low enough to stress or damage many types of turfgrass, ornamentals, and tropical plants throughout our area. We want to explain to you what you may be seeing in your landscape and outline what to expect over the coming weeks.
Cold stress can cause turf and plants to appear brown, wilted, or “burned.” In many cases, this damage is temporary. St. Augustine, zoysia, and Bermuda lawns often go dormant or show discoloration after a freeze, and many shrubs and ornamentals may drop leaves or develop browned foliage. Be assured this is normal. These symptoms can look severe, but they do not necessarily indicate permanent loss.
Over the next several weeks, our community’s landscaper, Byrd’s Lawn and Landscape, will continue monitoring your property and the common areas around the community as temperatures stabilize. As warmer weather returns, new growth will help determine the extent of recovery. In most cases, lawns and plants will rebound naturally with time, proper irrigation, and routine care.
Here are a few helpful tips as recovery begins:
· Avoid heavy pruning right now. Damaged foliage can actually protect living tissue beneath it.
· Do NOT overwater. Cool-season recovery is slow, and excess moisture can create disease issues.
· Expect delayed greening. Turf may take several weeks of warm weather before showing improvement.
Byrd’s Lawn and Landscape will adjust treatments as needed to support recovery in our Edgewood community. Byrd’s team understands how concerning freeze damage can look, and they are here to help guide you through the recovery process.

LANDSCAPE AND ARCHITECTURAL ALTERATIONS
All modifications to a home/property MUST first be approved by the Architectural Control Committee (ACC) before work can begin. This includes homeowner landscaping alterations, whether performed by Byrd’s Lawn and Landscaping, another landscaping vendor, or by the homeowner. DECLARATION OF COVENANTS AND CONDITIONS FOR EDGEWOOD AT EVERLANDS
A homeowners association (HOA) declaration, also known as a Declaration of Covenants, Conditions, and Restrictions (CC&Rs), is a recorded document that outlines the rights, responsibilities, and powers of the HOA and its members. CC&Rs are usually the most comprehensive HOA governing document and are intended to protect, preserve, and enhance the community's property values. They often include provisions for:

ARCHITECTURAL REQUEST FORM
All applications to the ACC for modifications to a home/property must be submitted on the appropriate ACC form, complete with all necessary Plat diagrams, dimensioned plans, details, and photographs in sufficient detail to inform the committee of your intentions, emailed to ARCFL@ELITEUSA.NET
No work should be commenced until ACC approval is provided in writing.
Per FS 720.3035 (07/2024), any denial of an application shall refer to the specific rules within the Declarations upon which the ACC is acting.
For reference, these numbers are provided for each section within this guide.
Once completed work has been done, please notify the ACC so that final approval of completed work can be signed off on.

PARKING POLICY & PERMIT REQUEST FORM
Guidelines:
Vehicles must be parked in designated areas, such as the owners’ garage or driveway. They should not be parked on lawns or in common areas belonging to the HOA.
Vehicles should not be parked in a way that blocks the normal flow of traffic or limits the ability of emergency service workers to respond to situations.
Vehicles should not block the sidewalk or be parked on the roadways between 11:00 p.m. and 7:00 a.m.
The car parking spaces adjacent to the swimming pool facility and the postal boxes are not for overnight parking.
Towing companies will remove offenders at the offender's expense, and the Association has no responsibility for such actions or damages.
Parking Permits may be requested by submitting a request to the managing company. Requests may not exceed 7 days in 1 full calendar month.
Parking permits must be displayed on the driver's side dashboard in full view.

Vehicles must be parked on the interior perimeter of the circle so that emergency vehicles can pass without any delay.
FAILURE TO FOLLOW THE PARKING RULES WILL RESULT IN IMMEDIATE TOWING OF THE OWNERS VEHCILE AT THEIR EXPENSE.

SWIMMING POOL RESERVATION FORM
We are so happy to have a beautiful pool for our community to share. Due to insurance regulations, if you are having an event in the pool area that invites others who do not reside in our community to the pool, you must complete a reservation form. Yes, guests are allowed to use the amenities as long as they are accompanied by a resident member.
We are stronger as a community. If you feel that someone in our community has violated the HOA declarations, please email our property management company and try to include as many details as you can. INFO@ELITEUSA.NET
