Edgewood at Everlands is a community-based in Palm Bay, Florida. As a Florida non-profit corporation, the Edgewood at Everlands Homeowners Association, Inc. controls the neighborhood by enforcing the Declaration of Covenants attached to every house deed. The HOA also owns and manages the common areas, such as entry gates and green spaces, through a Board of Directors.

LANDSCAPE RECOVERY AFTER THE RECENT HARD FREEZE
A MESSAGE TO THE EDGEWOOD COMMUNITY FROM SAM BYRD AT BYRD’S LAWN AND LANDSCAPE
We wanted to reach out to reassure Edgewood homeowners that there is no need for concern regarding the appearance of your landscaping after the recent below freezing temperatures we experienced.
Some of the more tropical plant varieties may show signs of cold stress or leaf burn. While this can look alarming at first, in most cases these plants and trees are still healthy at the root and are expected to make a full recovery as temperatures warm up this spring.
In rare cases where a plant has been severely damaged by the freeze, it may unfortunately not recover. If that occurs, we are happy to assess the situation and provide replacement options upon request.
Please rest assured that this type of temporary cold damage is common in Florida landscapes, and the majority of plants and tress will rebound naturally with warmer weather. In Florida, many warm-season grasses, such as St. Augustine, enter a dormant stage in the winter months. During dormancy, lawns may turn brown, but this does not mean they are dead. The grass is still alive and will recover when temperatures rise in the spring.

HOMEOWNER FEEDBACK REQUESTED: SEEKING YOUR INPUT ON THE PEDESTRIAN GATES
As discussed at this week’s Edgewood at Everlands HOA Board meeting, the Board is reaching out to all homeowners for feedback regarding the pedestrian gates at the entrance to our community. We have received a variety of comments and suggestions, reflecting different perspectives on their use and necessity.
CURRENT HOMEOWNER VIEWS:
· Some homeowners believe that the gates should remain in place and be locked at all times for enhanced security.
· Others prefer gates that latch and close automatically but do not lock, allowing easier access while maintaining a boundary.
· There are also homeowners who feel that the gates should be removed entirely, expressing regret over their installation and the associated expenses.
HOW YOU CAN HELP
The Board values every homeowner’s opinion and wants to ensure that the final decision reflects the community’s needs and preferences. We encourage you to share your thoughts and suggestions about the pedestrian gates:
· Would you like the gates to remain and be locked at all times?
· Do you prefer gates that latch but do not lock?
· Would you like the gates removed altogether?
· Do you have alternative suggestions for managing pedestrian access?

RECAP OF THIS WEEK’S HOA BOARD MEETING
LANDSCAPE MAKEOVER FOR IMPERIA COURT
In response to requests from homeowners at the 2026 Annual Members Meeting last month to “give a little TLC to Imperia Court" in the way of landscaping, the Board unanimously voted at its February 3rd meeting to approve a proposal for a landscape makeover for the planter in the cul-de-sac on Imperia.
In the proposal approved by the Board, the three palm trees in the planter would remain, in addition to a few of the decorative grasses, but Byrd’s Lawn and Landscape would install 4 philodendrons (7 gallon) , 1 queen lily (7 gallon), and 6 Petra crotons, 6 stoplight crotons, 5 fire bushes, and 6 variegated yuccas or false agave (all of these plants three gallons in size). In addition, the proposal includes 10 yellow lantanas, 10 multicolor lantanas, 20 pink and white pentas, and 18 purple queens. Byrd’s Lawn and Landscape would also install 8 yards of black mulch for the entire bed. The planter would also include landscaping lighting with the installation of 36 solar power path lights around the border of the planter. All of this for a price of $2,917.35.
HOA Board President Michael Norrie said, “The Board looked at several proposals presented by Byrd’s, but this is the one we all liked the best and it was, in our opinion, most in keeping with the overall landscaping design for our community as originally envisioned by Lennar.”
NEW APPOINTMENTS TO THE APPEALS HEARING PANEL (AHP)
An Appeals Hearing Panel, or AHP, is a group within a Homeowners Association that reviews disputes related to violations or disciplinary actions taken against homeowners. It ensures due process for homeowners who have a right to contest violations and fines and serves as a mechanism for resolving disputes amicably, potentially avoiding legal action.
In keeping this Board’s commitment to periodically refresh committee memberships and encourage a variety of voices within our governance structure, the Board selected a new group of members for the panel, who were unanimously appointed at Tuesday’s meeting. They are Al Melendez, who previously served on the ACC, former HOA Board member Janet DiStaso, and Adrian Laboy. Al Melendez was appointed to serve as Chairman of the AHP.
President Michael Norrie extended appreciation on behalf of the Board to outgoing AHP members Robert Shoff (Chairman), Amanda Coleman, and Adiran Campos for their willingness to serve on the panel these past several months and said the Board would be delighted to see each of them continue their involvement with the HOA in other capacities. While this panel, to date, has not had any disputes come before them, they nonetheless have periodically met and have been ready to assemble should a homeowner wish to appeal an action or fine.
NEW APPOINTMENTS TO THE FAMILIES WITH CHILDREN COMMITTEE
The HOA Board also unanimously appointed two new members, Nadine Hermanns and Iris Milagros, to the Families with Children Committee, and appointed founding FCC member Leo DeMino to serve as the committee’s new Chairman. Newly elected HOA Board Vice President Tony David, who played a key role in launching and guiding the Families with Children Committee from its inception last year, stepped down from the FCC to run for the HOA Board. Dr. David Hardy, who was also a founding member, felt it was time for him to step away, but he and his family will still be very much involved supporting the many activities and events this committee sponsors.
The new appointees to the Families with Children Committee will serve alongside Leo DeMino, Vanessa Leeson, and another founding member of the FCC, Bryan Terrier. Lisa DeMino has agreed to be the Board liaison to the Families with Children Committee.
LANDSCAPE AND ARCHITECTURAL ALTERATIONS
All modifications to a home/property MUST first be approved by the Architectural Control Committee (ACC) before work can begin. This includes homeowner landscaping alterations, whether performed by Byrd’s Lawn and Landscaping, another landscaping vendor, or by the homeowner. Applications for landscaping or architectural alterations may be submitted through the homeowner portal in the Concierge section under Architectural Requests. DECLARATION OF COVENANTS AND CONDITIONS FOR EDGEWOOD AT EVERLANDS
A homeowners association (HOA) declaration, also known as a Declaration of Covenants, Conditions, and Restrictions (CC&Rs), is a recorded document that outlines the rights, responsibilities, and powers of the HOA and its members. CC&Rs are usually the most comprehensive HOA governing document and are intended to protect, preserve, and enhance the community's property values. They often include provisions for:

ARCHITECTURAL REQUEST FORM
All applications to the ACC for modifications to a home/property must be submitted on the appropriate ACC form, complete with all necessary Plat diagrams, dimensioned plans, details, and photographs in sufficient detail to inform the committee of your intentions, emailed to ARCFL@ELITEUSA.NET
No work should be commenced until ACC approval is provided in writing.
Per FS 720.3035 (07/2024), any denial of an application shall refer to the specific rules within the Declarations upon which the ACC is acting.
For reference, these numbers are provided for each section within this guide.
Once completed work has been done, please notify the ACC so that final approval of completed work can be signed off on.

PARKING POLICY & PERMIT REQUEST FORM
Guidelines:
Vehicles must be parked in designated areas, such as the owners’ garage or driveway. They should not be parked on lawns or in common areas belonging to the HOA.
Vehicles should not be parked in a way that blocks the normal flow of traffic or limits the ability of emergency service workers to respond to situations.
Vehicles should not block the sidewalk or be parked on the roadways between 11:00 p.m. and 7:00 a.m.
The car parking spaces adjacent to the swimming pool facility and the postal boxes are not for overnight parking.
Towing companies will remove offenders at the offender's expense, and the Association has no responsibility for such actions or damages.
Parking Permits may be requested by submitting a request to the managing company. Requests may not exceed 7 days in 1 full calendar month.
Parking permits must be displayed on the driver's side dashboard in full view.

Vehicles must be parked on the interior perimeter of the circle so that emergency vehicles can pass without any delay.
FAILURE TO FOLLOW THE PARKING RULES WILL RESULT IN IMMEDIATE TOWING OF THE OWNERS VEHCILE AT THEIR EXPENSE.

Due to insurance regulations, if you are having an event in the pool area that invites others who do not reside in our community to the pool, you must complete a reservation form. Yes, guests are allowed to use the amenities as long as they are accompanied by a resident member.
